Recent figures from the Australian Bureau of Statistics have indicated that commercial building approvals have hit a long-term high in Sydney, pushing new residential builds down the waiting list. This means the city is now experiencing a surge in commercial office investments, with approvals rising by an impressive 39.8 per cent in comparison to the 7.7 per cent increase in residential building approvals.
This shift in investment is largely attributed to the current landscape of the Australian economy. With the nation slowly coming out of a pandemic-induced recession, many businesses are looking to invest more in their operations in order to improve their chances of success.
As such, it makes sense that they would choose to invest in commercial office space rather than residential properties, as they are likely to see a higher return on their investment in the long-term.
In New South Wales, there was an 8.7% increase in commercial approvals, although decreases were seen in the Sydney metropolitan area. This growth in Sydney’s commercial market is largely due to large-scale infrastructure projects in the civil, educational, and healthcare sectors.
Since 2022, international colleges have been the most active tenant across Sydney, as evidenced by recent leasing deals highlighting the demand for office space that can be transformed for educational use. This includes the purchase of Level 2 95 – 97 Grafton St in Bondi Junction.
