Today, we sat down with Troyson to learn more about his entrepreneurial journey and expertise as a buyers agent:
Q. Can you tell us about your journey into the world of real estate and how you came to establish Life Buyers Agency?
Troyson: I established Life Buyers Agency because I recognised that there were many geographically challenged home buyers and investors constantly making mistakes purchasing property in Regional Queensland. I constanting saw investors buy in the wrong suburbs and home buyers pay way too much. That’s when I thought opening a Buyers Agency that caters to those that are not familiar with the Regional Queensland Property Market is a no brainer.
Q. How did you identify and decide to address the need for risk mitigation and upside potential in the Regional Queensland market?
Troyson: There are many different public and private forums online that property investors and home buyers use to assist with the research process before they decide to purchase an investment property or home. I noticed many threads on these forums which made reference to Regional Queensland. But much of the advice and references on these treads were from amateur investors or people who don’t even live on the ground. That’s when I identified that many property buyers needed professional assistance to navigate the Regional Queensland Property Market. So I then went on to set up Life Buyers Agency.
Q. Could you describe Life Buyers Agency and its unique approach to helping property buyers and investors?
Troyson: I think our unique approach is that we are on the ground in Regional Queensland and have a robust process to mitigate risk and maximize upside potential. We are unique in that we are able to bring both a quantitative (data) and qualitative (on-ground experience/perspective) approach to buying property. Our services have been designed and tailored with the most challenged buyers in mind, so that they can confidently buy, whether they are on the ground in Regional Queensland, Intra-Region, Interstate, or overseas.
Q. You emphasize the importance of knowledge leading to better returns. How does your agency ensure that buyers have the necessary information to make decisions?
Troyson: We use a combination of more than 50 quantitative and qualitative data points about the suburb, suburb pocket, street, and property to ensure that our clients can buy with confidence.
Q. Your expertise covers three regions in Queensland. Could you give us an overview of these regions and the types of opportunities investors can expect there?
Troyson: Well, South-East Queensland attracts a variety of different investors, from high-net worth families to working professionals. The majority of these investors are more focused on Capital Growth. These high-income earners sophisticated property investors who aren’t too concerned about the holding cost of these properties as they are more see this location as a place to preserve, protect and grow their wealth.
These opportunities are generally freestanding homes in blue-chip locations above the purchase price of $700,000. On the other hand, Regions such as Central Queensland and North Queensland generally attract first or second-time investors. They go for cheaper cashflow-positive properties that are usually under the purchase price of $500,000.
Q. Airbnb investments have gained popularity. What are some key considerations and advice you can provide to investors, particularly in the context of Regional Queensland?
Troyson: I would say not all Airbnb investments are equal. They all have their own pros and cons, and it all comes back to the individual investor’s goals, budget and risk appetite. The best advice I can give is when selecting an Airbnb investment, you have to look at it like a business. These are more active investments that require more time and effort. One of the key things when selecting the Airbnb asset is keeping in mind who is going to be the ideal end-user and establishing if there is demand from that end user for your asset type and its location.
Q. Could you share some effective strategies that buyers and investors can employ in today’s real estate landscape?
Troyson: My insight is that investment strategies don’t need to be overly complex. All an investment strategy is how you get from A to B. Where you are now to where you want to be. If you apply variables such as goals, timeline, finances, risk appetite, location and property, you have a good basis to form an investment strategy. There is no one-size-fits-all strategy… to each to their own.
Q. For someone new to real estate investment, what are the fundamental factors they should keep in mind when buying property?
Troyson: Location generally does 80% of the heavy lifting. Supply is generally the enemy of capital growth therefore you want to buy in more established areas. Property is a consumption good 70% of all real estate transactions are by owner occupiers so when you target properties that have owner occupier appeal you mitigate a tone or risk and maximise your upside potential.
